Your water heater will endure for many years if it is properly maintained, claims Home Depot. But the type of heater determines how long it will last. The longest-lasting water heaters are tankless models, which should run for at least twenty years. Because of the way they are made, tank water heaters typically last six to twelve years (Lowe’s says eight to twelve).

There are a few rather obvious indicators that it’s time to replace your water heater. Leaking, knocking noises, and rusty water are the three main ones. Your heater needs to be changed right away if there are leaks. Water discoloration is a key clue that your heater is not functioning properly, and loud noises are a sign that sediment has accumulated in the heater.
